Manlius (average home price $138,500)
The Town of Manlius includes the villages of Fayetteville, Minoa and Manlius. Manlius and its villages are about a 10 to 20 minute drive southeast from downtown Syracuse and the Carousel Mall.
The pride and joy of the village of Manlius as far as parks go, is its "Swan Pond" and the other pond and park behind it. Every year the breeding pair raises 3 to 6 cygnets. Mothers and children, seniors and working people alike, all check out the swan pond regularly to see if mother is on her nest, and then to watch the progress of the cygnets as they grow. Next to the swan pond is the ice cream kiosk, which is a favorite meeting place for people of all ages during the warmer months.
Close to the village of Manlius are the ski slopes, which are about 8 miles south. The schools bus the children there and on Friday nights, parents car pool so teenagers can spend the evening with their friends at the ski lodge and slopes.
As far as schools go, the elementary, middle and high schools are all close together and are on Enders Road, or, in the case of the High School, just at the end or it on Rte 173. Fayetteville-Manlius Schools have an excellent reputation for holding a high standard of academic excellence. There are numerous sub-divisions around the schools with homes of all types and prices.
Manlius has the highest concentration in the Syracuse area of homes in the $250,000 to over $1 million price ranges. This is not to say that a home cannot be bought for less. They can, but for the most part they will be homes of 15 years old or more.
All the shops and services that a family needs on a daily basis are available right in the village. These include an excellent P&C grocery supermarket, Smith's Supermarket, Eckerd Drugs, a Video Store, Liquor Store, Dry Cleaners, Pizza shop. Chinese take-out, health and tennis clubs, Post Office, several banks, car dealers, just to name a few.
Fayetteville
Fayetteville is a couple of miles north of the Manlius village center. For recreation it boasts Green Lakes State Park with its golf course, lakes, trails, camping, biking, hiking etc. Teen-agers like to hang out at Friendly's restaurant in the Fayetteville village center.
Fayetteville schools are part of the F-M School District, as it is locally called. The elementary and middle schools are close together near the village and the high school is in Manlius. There is also a parochial school, Immaculate Conception, IC to put it in local terms.
Homes in Fayetteville tend to be older for the most part. The village was first settled by General LaFayette and is one of the oldest communities in the area. Prices range from $75,000 for an older ranch or Cape to $130,000 for an older colonial. There are, of course, some newer and more expensive homes, but with the available building land mostly having been used years ago, these more recent houses are scattered throughout the community.
Shopping in Fayetteville is not quite as extensive for everyday things as Manlius, though it does have a Smith's Grocery store. What you will find in Fayetteville are many specialty boutiques for women's and children's clothes, carpets, gifts and flowers. There is also a very highly regards Liquor store.
Pompey

The Town of Pompey is right next to Manlius and in fact shares the same school district for some of its residents. The other school district is Fabius-Pompey.
Rolling hills, working farms, quiet roads and lanes are all features of the Pompey area. Even so, it is only 20 minutes to downtown Syracuse and 25 minutes to Syracuse Hancock Airport. The main north/south road, 1-81 is easily accessible from anywhere in Pompey.
There are no shopping centers in Pompey, but the village of Manlius is only 2 miles away. For closer shopping, you can use the farmers stalls for fresh produce!
Newer homes in Pompey cost from about $175,000 to $500,000 or even more. Less expensive properties are available, but they tend to be older and smaller houses. People who live in Pompey often enjoy multiple acres of their own. Hunters, for example, frequently buy houses with a lot of land in this area.
Minoa
This area was settled at the turn of the century around the railroad. The terminal is still there and operational to this day. The village is just north of Green Lakes State Park. Kirkville is an area between the village of East Syracuse and Minoa.
Homes in this area tend to be in the $50,000 to $120,000 range, but again, there are exceptions. The East Syracuse-Minoa (ES-M) schools are highly regarded by the residents, many choosing to stay in that district when they begin their own families. St. Matthew's parochial school is close by in the village of East Syracuse.
